Tips to attract tenants

Improve your online profile

Students are increasingly reliant on online marketing materials and services when searching for accommodation. Studentpad has the facility to host video tours as well as photographs, so we’d encourage landlords, agents and providers to make the most of this.

Where possible to do so, we also encourage online live viewing services. This improves your accessibility and gives potential tenants further reassurance in booking or agreeing a tenancy with you.

Use review sites

The University of Bath points students towards Marks Out of Tenancy. Encourage your tenants to leave a review here so future potential tenants are reassured about your property and services.

For more information and the benefits of signing up to this site yourself, see here.

Sustainable living and energy performance

Cost of living increases are a concern for students and the general population, and climate change remains in the forefront of people’s minds. The energy efficiency of a property is relevant to these issues and something we encourage students to look for when searching for accommodation.

Where it is possible to do so, improve the efficiency of your properties and achieve higher EPC grades.

Studentpad also gives landlords the opportunity to show potential tenants the sustainability features included in their property (double glazing, solar panels etc).

Achieve accreditation

Whether a provider, agency or landlord, accreditation helps reassure potential tenants that you provide a professional service. Achieving accreditation usually involves signing up to a Code of Practice and a commitment to continual professional development.

The University of Bath encourage students to look for accreditation as this provides them with assurances above a non-accredited provider, agency or landlord.

Private landlords registered with us can enter their NRLA Accreditation details on your account to receive an advertising boost.

For providers (PBSAs) consider National Code – Assured Accommodation, and for agencies Propertymark.
